The Serra Residences is an upcoming freehold new launch condo by Far East Organization located along Bassein Road in District 11, within the established Novena city-fringe enclave.

Arriving 12 years after the last new launch in this pocket of Novena, it is positioned in the e-book as the first freehold GFA-harmonised new launch in Singapore's Core Central Region.

Positioned near the Novena medical and wellness hub, and within reach of Newton and Orchard Road, The Serra Residences is expected to appeal to buyers seeking central accessibility, freehold tenure and long-term own-stay value.

Why Novena Is One of Singapore's Most Sought-After City-Fringe Locations

The Serra Residences benefits from its location within the established Novena enclave, one of Singapore's most mature and well-connected city-fringe districts.

Novena has evolved beyond a traditional residential neighbourhood into a major healthcare, medical and wellness hub. The area is anchored by Health City Novena, Tan Tock Seng Hospital, Mount Elizabeth Novena Hospital and the Lee Kong Chian School of Medicine.

Residents will also benefit from the upcoming lifestyle destination at No. 2 Moulmein Road, which has been awarded to the same operator behind Dempsey Hill. Expected to operate from 2027, the project is anticipated to introduce a new dining, lifestyle and community destination within walking distance of The Serra Residences.

Combined with easy access to Novena MRT, Newton and Orchard Road, the location offers a rare balance between city convenience and established residential living.

8 Reasons Why Buyers Are Looking at The Serra Residences

1. Rare Freehold Status in District 11
Freehold new launches in central districts are limited, making The Serra Residences attractive to buyers who value long-term ownership and legacy planning.

2. Located Near Novena Medical Hub
The project is located near Novena’s healthcare and wellness cluster, including hospitals, medical centres and education institutions.

3. Prestige CCR Location
Located in District 11, The Serra Residences offers access to central Singapore while remaining within a more private residential enclave.

4. Full Facilities in a Boutique Development
Unlike many boutique condos nearby that may have limited facilities, The Serra Residences is expected to offer full facilities including a 50m lap pool and tennis court.

5. Limited Collection of Approximately 133 Homes
With only around 133 units, the project is expected to offer a more exclusive living environment.

6. Larger Unit Types Available
The development is expected to include family-sized residences, larger units and penthouses for buyers seeking more space in a freehold city-fringe address.

7. Near Upcoming Moulmein Lifestyle Hub
The upcoming lifestyle destination at No. 2 Moulmein Road may enhance the neighbourhood’s dining and lifestyle appeal.

8. GFA-Harmonised Development
As a harmonised GFA development, The Serra Residences is expected to focus on efficient, liveable internal layouts.

The Serra Residences Price Guide

Official pricing for The Serra Residences has not been fully released. As a freehold District 11 development near Novena, pricing is expected to reflect its central location, freehold tenure, boutique scale and developer positioning.

The most recent residential land sale within the Novena area achieved approximately $1,800 psf ppr. Based on prevailing market conditions, buyers may expect new launch pricing in the area to be positioned significantly above this level, subject to final developer pricing and market conditions.

Buyers should evaluate pricing not only by price per square foot, but also by layout efficiency, freehold tenure, unit size, stack selection and long-term relevance within the Novena / District 11 market.
